Architectural Services

Programming is the research and discovery phase.

Four main phases: data gathering, assessing alternatives, developing design alternatives, and finalizing the master development plan.
Development is the detailed materialization of the design.
Initial schematic design documents to lay out detailed architectural, structural, mechanical, and electrical systems.
Fully dimensioned floor plans, sections, elevations, door and window details, and outline material specifications.
The purpose is to fix and describe the precise size, character, and performance criteria of the project, often culminating in an initial cost estimate and a formal presentation to the owner for approval.

Work Evaluation: Conduct site visits to determine if the work generally conforms to the contract documents.
Payments Certification: Review and certification of the Contractor’s Applications for Payment based on work progress.
Submittals & RFIs: Review of shop drawings, samples and mock-ups, response to Requests for Information (RFIs), and issuance of change orders.
When you hire us as the Project Architects and Contractor:
Work Evaluation: Conduct site visits to determine if the work performed by the Subcontractors generally conforms to the contract documents.
Payments Certification: Review and certification of the Subcontractor’s Applications for Payment based on work progress.
Submittals & RFIs: Review of Subcontractors’ shop drawings, samples and mock-ups, response to Subcontractors’ Requests for Information (RFIs), and issuance of change orders.
Physical Execution: Perform through Subcontractors the actual building, demolition, remodeling, or alteration of the project.
Site Management: Control of safety precautions, site logistics, and directing subcontractors.
Procurement: Securing the necessary labor, materials, tools, machinery, and utilities needed for construction by the Subcontractors.
Custom Furniture and Interior Design
Sustainable design is approached holistically seeking energy efficiency and a healthy indoor environment in balance with the essence of the project and the client's aspiration.
Programming Services: Identifying the client's needs, project constraints, and the intended use of the space.
Schematic Design: Developing preliminary conceptual approaches and space layouts.
Design Development: Describing the size and character of interior construction, selecting material finishes, and planning architectural details. When custom furniture is also being designed, we obtain product data and prepare illustrations for specially designed items to indicate the finished appearance, dimensions, and functional operation.
Construction and Furniture-Furnishing-Equipment (FF&E) Documents: Producing the finalized drawings, specifications, and procurement documents needed for building the space and purchasing furniture. When custom furniture is also being designed, we assist the owner in bidding out the custom designs to specialized furniture fabricators and negotiating contracts.
Procurement and Contract Administration: Assisting in bidding, negotiating with vendors, and overseeing the installation of both the interior construction and furniture, furnishings, and equipment (FF&E). When custom furniture is also being designed, we review shop drawings or submittals from the furniture fabricator to ensure they meet the specified design and performance criteria, and we inspect the finished items upon installation.
