STABILE is a small Los Angeles–based architecture and construction firm specializing in boutique residential and commercial projects.

Since 2008 we have worked at all scales with homeowners, business proprietors, and developers to foster quality design and value in the Greater Los Angeles Area, New Mexico, Arizona, the Republic of Panama, and Rome. As part of international teams, we have developed residential and commercial properties, with the end results featured in prominent architectural design publications.

Thanks to years of hands-on building, all operations of our firm are informed by in-depth construction know-how that is rare for most architecture offices. We manage all project stages from a holistic perspective, including impeccable implementation of interior design and custom furniture. An agile team of designers, consultants, subcontractors, and craftsmen tailored for specific needs carries out all phases of design-through-construction, delivering user-centric solutions and optimal use of resources coherent with enduring site-specific principles: light, space, structural honesty, as well as authenticity of materials and vegetation.

This integrated approach streamlines the entire process crafting lean, sustainable, tailored outcomes that are at once distinguished and cost-effective.

Livio Stabile is the firm Principal and Builder.

He is a licensed architect and general contractor in California.

A native of Italy, he earned his degree in architecture from Roma Tre University in Rome, and currently registered with the Italian Architects Board. With more than 15 years’ experience in high-end Los Angeles residential and commercial markets, he brings a European feel to design. This aesthetic refinement combines a Mediterranean sensibility toward space, sustainability, rhythm, and light with cutting-edge building technologies rooted in southern California architectural legacy.

He has lived and worked in Los Angeles, California, since 2008. He has been part of international design and construction teams, contributing to the design and realization of projects recognized by leading industry publications such as Architectural Record, ArchDaily, Designboom, and The Architect’s Newspaper.

Working in the planning department of Arcosanti—an experimental urban laboratory in Arizona high-desert founded by architect Paolo Soleri (AIA Gold Medal, Smithsonian Medal for Lifetime Achievement), whose influential legacy melds architecture with ecology—and his decade of experience in Rome repurposing historic and existing buildings, reflects his passion for authentic sustainability that emphasizes energy efficiency and healthful indoor–outdoor environments.

His contribution as architect and project manager for Studio Fuksas (AIA Honorary Fellowship, RIBA) to the $500-million renovation of the Beverly Center (Los Angeles) makes him well versed in leading complex developments. He believes that bespoke design is best implemented through effective management and fruitful engagement with the project stakeholders: engineers, subcontractors, and client are brought together early in the design process. Visual excellence, structural performance, operational efficiency & sustainability are at the core from day one.

His architecture & construction practice is inspired by the Adriano Olivetti’s imperative according to which “production and esthetics, efficiency and design, rationality and beauty have to be aspects of the same composition.” In other words, Integrated Design and the fruitful process begetting it.

Our Studio

We are located on the second floor of the historic Cherokee Building in Hollywood, California. The building was designed by the Canadian architect Norman W. Alpaugh, and construction was completed in 1927. The structure represents a fine example of Spanish Colonial Revival along Hollywood Boulevard.

The Cherokee Building was Hollywood’s first drive-in business. Motorists could enter the building directly from the rear welcomed by an interior motor court boasting Moorish arches and a tiled fountain.
